Through client meetings and numerous interactions David Kane discovers these subtle nuances and incorporates them into the design and creative process of building a custom home. CUSTOM BUILD PROCESS

Our clients have refined taste and “one-world” experiences and typically know exactly what they are up against when taking on a project such as building a new home. Most clients desire that building a custom home shouldn’t interfere with the routine aspects of their very busy lives. David takes pride in taking the stress out of the building process early on and through to completion. In high end residential custom construction the critical path involves staying the course of the all important time and budget. Kane Development has generated more repeat business than new in the past decade alone, some building a forth even fifth project enjoying the process and the reward that follows. Client emotional and financial satisfaction is evident. Value engineering is always key in protecting a clients investment.

Kane Development focuses on having effective communication with clients using cutting edge building science. Clients have 24/7 direct private access to all building details and may log in at any time and from anywhere. KDC posts ghant charts, time budgets, client responsibility deadlines and a daily log with photos of progress directly to their private client portal. The homeowner is kept up to date with the building process unique to their project.

The building process of a custom home depends on the scope of the project. There isn’t a one size fits all. Our firm is able to start with a wooded lot or existing structure and take care of everything. While we can take care of design, build and interior design we also have deep relationships with amazing architects, interior and exterior designers.

In general we break the process into two phases:

Design Phase – (Phase 1): Location, location, location !
In the design phase a general wish list evolves into a creative process usually driven by a clients desired location. KDC's expertise and experience will flush out a locations potential and also its challenges. Time is of the essence when opportunity knocks. The design phase is completed either solely with our team, or depending on the homeowner the process becomes a collaboration with a larger team of various professionals. This is the fun and exciting part of the project for us as we begin to see the finished project on paper and prepare to build it.

Build Phase – (Phase 2):
The second phase, the building phase, is either a fixed priced product or a cost-plus model. Fixed price builds have a locked in budget and offer minor changes and customizations along the way. In contrast, a cost-plus build offers the homeowner complete control of what they plan to spend above and beyond the concept plan. This type of build offers the homeowner the ability to add or subtract along the way. The cost plus model can allow a homeowner to capitalize on the wholesale purchasing power that comes with 30+ years of networking. At Kane Development Corp our goal is always a timely execution of a great design that is within budget and exactly what the client envisioned. Kane Development Corp will provide timelines for the construction of your home along with tracking your decisions and selections. We will ask that you attend walk-throughs where you can give input on important decisions and approvals. Throughout the entire process, it is our goal to provide complete communication during the process.

LIVING IN A KANE CUSTOM HOME

We build homes with all of the homeowner’s needs in mind. With most homes, people's lives can be disrupted with even small maintenance issues. Correcting even these small issues can be stressful for people. For Kane Development Corp small issues are a piece of cake and easily addressed. Over the years our clients admit that owning and caring for a home can be daunting. Even when a home is brand-new some clients can feel overwhelmed. Even when absolutely nothing is wrong they can stress over what needs to be done and when. To address this need, many years ago we started developing a comprehensive Home Owner’s manual for each of the homes we build. These home owner manuals contain every document, set of instructions and maintenance plans covering the care during the lifecycle of the home. This manual is delivered to the homeowner at the time of completion. The entire physical binder is also provided digitally. Clients take great pride in the ownership of their home and want stress free care. The Kane Development Corp Homeowner binder provides peace of mind and is a great reference for homeowners finding what they need at times, ensuring homeowners are maintaining their investment properly. Don’t want to worry about home maintenance – we can handle this for our home clientele as well.
